Top 10 Areas For Buying a 1/2/3 BHK Apartment in Pune

Pune, ranked as the seventh most populous city in the country has come a long way. It is the second largest city in the state of Maharashtra. Pune has over the last few years gained the reputation of being one of the most sought-after locations to settle at after retirement. Of course, leaving aside retirement, this city is desirable for one to settle down. There are various factors that add to the charm of Pune. Unlike most places in Maharashtra, Pune boasts of a pleasant climate all year round. Although every year, the population density here is growing, it’s a much more peaceful city than others in India. Its proximity to the bustling city of dreams, Mumbai, is an added factor. Pune is also considerably neater and safer.
Pune also has a rich heritage. It was the centre of power, serving the Maratha Empire during Shivaji’s reign. The city has also served as the seat of the Peshwas in the past. Baner
Baner has seen the most of the real estate growth in Pune. Situated off the Khatraj-Dehu road bypass, it lies amidst the road that connects to the Mumbai-Pune expressway. Baner serves as both a residential as well as a commercial hub of Pune. It houses a large number of IT companies. This area was once on the outskirts of Pune. Baner has a rich culture and is sprawling of temples. One of the famous temples of Pune, Bhairavnath temple hosts a grand Navratri, a celebrated festival among the Maharashtrians. The Baner hill is the second highest point in the city. It isolates Baner from Pashan. Baner hosts some of the well-known restaurants, pubs and cafes. Some of the famous names are The K Factory, The Flying Duck and Minus 18 Degrees. Slowly and steadily, Baner is also seeing shopping malls and multiplexes coming up. Lohegaon-Wagholi Road
The road that connects the developing areas Lohegaon and Wagholi is no less a hot spot for buying a flat. This route also links to the Ahmadnagar highway. Lohegaon is known for its Pune airport. One of the major attraction on this road is the Sai Satyam Park. Its proximity to Adarsh Nagar, Ubale Nagar is a perk. Travelling to this area from the city is also effortless. Both trains and local buses are available. It is home to many temples such as Gurudatta Mandir, Mahadev Mandir and Ganesh Mandir. Various multiplexes such as PVR and Storm have also come up. Viman Nagar
Viman Nagar is located half a kilometre away from the Pune airport. It lies on the Mumbai-Ahmedabad highway and is only eight km away from the railway station. A handful of high-end hotels such as Hyatt, Novotel, Four Points by Sheraton and Ibis is in this area. The Air Force School is also located here. Some of the significant Landmarks around this area are Phoenix Market City, Aga Khan Palace, Fly India Paramotor club, and Udaan Biodiversity Park. The rates here are quite high though, an average of Rs 17,000/sq ft.

Sinhgad
Sinhgad, also known as Sinhagad is a hill fortress that is situated about 25kms away from the city. Sinhgad road is sprawling with restaurants and clubs. Convenience shop, a mall, ATMs, hospitals are also in proximity. The rates here are currently Rs 6,100/sq ft and expected to rise.

Bavdhan
Bavdhan has become one of the favourite residential locations around Pune. This region is located on the NDA road which makes it easily accessible from both Mumbai and Pune. The most popular landmark here is the Hinjewadi IT Park, only a 20 minutes’ drive away. While a large number of projects are sprouting here, the natural beauty is ideal for a residential area. Kharadi lies to the east of Pune, situated along the banks of the Mula-Mutha River. It lies on the bypass road connecting Pune-Solapur national highway to the Mumbai-Ahmednagar state highway. Hinjewadi
Hinjewadi or Hinjawadi is popularly known for its Rajiv Gandhi Infotech Park, a 2800 acre IT Park. While Hinjewadi is well connected, traffic has become an issue here during the peak hours. Metro line between Hinjewadi and Shivajinagar is proposed aiming at solving this problem. This location is exceptionally safe due to the CCTV Cameras installed all around. Keshav Nagar
